Does anyone have experience with marketing to home buyers? I could use some guidance. I've been running ads offering unique selling propositions and not getting any results. Currently spending $10 per day just driving traffic to my site using property listings and another $10 per day targeted at anyone that's interacted with my website, FB or IG trying to get them to schedule an appointment. Am I spending enough to start seeing results or should I be spending more? Thanks in advance, any suggestions or advice are greatly appreciated!

Run Lead Generation ads. I've been getting great leads as low as 0. 5$. You can then upload the lead forms to get a LLA as well later.

Yeah I ran a lead gen ad before and got similar results but the leads weren't the best quality and wouldn't show up to meetings. I just uploaded the lead forms yesterday and haven't seen results. yet.

@denim You might want to try to target better audience? Have an exclusive online offer to entice clients. As it is a high ticket item, you cant treat it like an ecommerce business. Give them a bait. Tell them that you'll provide a cab for them to come visit your project so they can't deny. Push a 1-2% exclusive online discount if booked online.

@denim Try targeting by profession. You can also target people who follow big real estate aggregator websites in your country as most will be warm (not hot) audience.

Can't really target much since it's a special ad category (housing) so it takes away most of the targeting features. Although I have been targeting the aggregator sites like you mentioned. I've been offering exclusive offers as well and haven't had luck yet. That's why I got on here because I felt like I had tried almost everything I could think of.

@denim Targeting by profession has been working well. You can target manager level and above for all nearby businesses and industries and they'd have the most purchasing power.

I can’t target by profession because of it being a special ad category. I can only target by interests.

@denim If this is your full time business, try making a home buyers group on FB? Itll take time but long term benefits are massive. I have grown a real estate centric group to 25k members over 3 years.

Instead of scheduling appointments, why not run an ad giving away things to “pull the buyers out of the caves” Example you have 500 people that go to look at the listings Go to a couple of local restaurants, movie theater, store, get like 10 or so businesses and ask them if they’d like to give tickets or a meal away every month. Then retarget the website visitors, break down the ads into 10 ad sets. People who visited your site and ; Like movie theaters Like pizza Like Starbucks Like whatever it is that you’ve put together as the ten businesses that give you things for giveaways You put $1 a day advertising the giveaway and when people message or comment or whatever it is you interact with them. Not awkward but like a normal non creeper human. Before ya know it you’re able to interact freely with people who are probably interested in buying a home. You’ve networked with local businesses who might refer people to you. You’ve connected to your local market in a way that very few of your local competition has.
