Hi guys!  Looking for advice.Hi guys! Looking for advice. Going to probably sell my rental after the current tenant moves out (mid summer). Here's the catch: I need to do so from half way across the country. Won't have more than a day or two I can take to visit the property. Anyone sell a property from a distance? Have any advice or specific actions I should take? Looking for from soup to nuts. Thanks!

As a RE broker who has handled situations similar to yours where the owner and I never meet in person: 1) thoroughly vet and find yourself the right broker-- if you are aware of issues in the home, they should be able to source quality contacts to fix whatever may be necessary 2) FaceTime them when they do their initial walkthrough so they can point out things they'd recommend fixing 3) based on findings, determine what needs to be done to get it marketable-- in situations like this, touch-up or fresh paint, maybe a new carpet or two, and a good deep-cleaning would be the extent of it. 4) based on 3, you & broker price accordingly based on comparable properties.

Yes, we have sold property in another state. We found a great agent (do your research online then phone interview 2-3). The agent did a thorough walk through with us (that’s the part we flew out for) and then we did the maintenance she suggested. After that the house was ready for the market. We did not need to return after that. We did our closing via FedEx. Hope that helps!

Any pointers on what sort of questions I should be asking agents as I interview them?

I thought the most important thing was having someone who really knew my area. So I looked on line first and found experienced agents who recently sold a lot near my home and had great reviews. When we talked, I asked how many homes she’s recently sold in my city? How close on average is her list price to sale price? Does she help stage? Does she use a professional photographer? Hope that helps!

Maybe a broader question for me to ask is can anyone give me good tips on what to look for in an expert real estate agent. I've literally never sold a property at all, and my wife has found both of the properties we have purchased without the assistance of an agent. The agent we originally had to purchase the same property was absolutely terrible and most of the stories I'm hearing about agents in the area of this property are nightmarish
