What is the difference owning a home in incorporated area ? What are the biggest issues or problems that we can get getting a house in incorporated Naperville? Thank you  stay healthy

You pay non-resident fees for park district programs, pay for the library card based on mortgage. Taxes are typically lower.

I assume you mean unincorporated. I would check into fire/police/emt services. I haven't lived in unincorporated, but those things along with septic vs sewer and well vs city water lines would be things on my mind. Trying to be helpful, not create a scene or promote falsehoods.

@abutting I live in unincorporated Naperville. Police and fire services are no different here than incorporated. That said, for police calls, a county sheriff will be dispatched. Living on the border of Will county, if the sheriff cannot come in a timely manner due to the size of the county, Naperville police will be dispatched to handle a situation until the sheriff can get there.

Unincorporated has lower taxes and don't get all the same services that the city does.

@rehash6 Yes. Much lower taxes. We have well and septic and pay for our own garbage pickup.

Not all unincorporated have well and septic. We had city water/sewer.

Typically, not always, unincorporated homes have well and septic, not public water and sewer. If not maintained by the previous owners or yourselves, it can get expensive to fix. You also may not be a part of a park district depending on where it’s at. The police would be the county sheriffs, not Naperville. But you’ll pay lower taxes.

Unincorporated is usually lower in taxes and usually runs on a well/septic and has county sheriff. But check into it when looking at an unincorporated home. Sometimes you pay into some of the devices tax wise

I’m in unincorporated. Lower taxes. City water/sewer. We have a different trash service and are part of Lisle park district instead of Naperville. So library card, programs, etc is all thru Lisle at normal resident fee. I think we are patrolled by Dupage sheriff. Still part of school district 203. Love it!

We are unincorporated Naperville. We are part of the Naperville Park district, but pay extra for the library. We have com Ed for electricity. We would call the county sheriff, but in an emergency the closest patrol comes. Our house has city water because the previous owner hooked up to the system.

There are many different shades of unincorporated. Are you looking at a specific area or is this a general question?

We are unincorporated Clarendon Hills. We do not have septic but do have a community well. Our taxes pay into the library so we do not have to pay for our library cards. We have different fire/police. Our taxes are pretty low.

It all depends on what unincorporated area of Naperville you're talking about. Different boundaries for lots of things like police and ambulance.

We just moved to wheatland township area near book and 95th, neighbors told us we have to pay for the library card (that stinks since our rent is high), still don't know about the parks district thing yet. Does anyone else know what our area does and doesn't get included in?

We’re unincorporated Naperville (Wheatland Township) and have loved it! The taxes are super low yet you get all the benefits of 204 schools and the Naperville Park District (small, non resident fee is added for park district programs and hasn’t been an issue with kids/gym membership). We have way more of a yard and privacy than we ever would within city limits and feel like it’s such a laid back, welcoming community with optional events planned throughout the year. Septic is easy/inexpensive and is cleaned every few years. We also have a filtration system for our well that has only needed annual maintenance. We honestly can’t tell the any difference in quality from when we lived within city limits, except you no longer have monthly water bills! We’re close to the fire station and have never had or heard of issues with police/fire response. We’re served by NFD and Will County Shefiff/NPD based on the nature of the call. Trash is private, super affordable, I think it’s $75 a quarter maybe? In the winter we also joke that the streets are always plowed better the rest of the city and always see Wheatland Township trucks out and about maintaining the streets. It truly is a great area for us to raise our family! Don’t let the “unincorporated” be a bad thing, it’s a bonus
