Currently investing in real estate via REITs. None of the hassle of being a landlord, lots of diversification on locations/property types, nice consistent dividends. Even better, I get a 3% bonus on dividends used to reinvest in the REIT. The downside is that it's harder to leverage your investment, but seems possible. I'll look into it more after I buy my own home.

I just opened and funded a Fundrise account yesterday! Super excited to see what happens. I needed to diversify my investments and this is a great option.

I have it on my to do list for this year to open a Fundrise account but saw a lot of negative reviews of it on Reddit. That combined with my not being able to find out if it will disqualify me from 1st time home buyer programs here in WA when the time comes that I can buy my own place. has me stuck with analysis paralysis.

@schizophyceous I felt that way for a bit, too. So I invested an amount that is very modest, that won’t kill me if it doesn’t do well. Depending on my comfort level I’ll continue to fund it in the future.

Pretty much all the money I've made in the past 10 years has been through real estate. Currently have two 4 bedroom rentals, renovated both of them many years ago and used the extra equity to fund subsequent purchases. I think the true benefit with real estate is for those who are happy to do some work on the side. Planning to hold for another 5-10 years and pay out all my remaining debt when I sell out of them.

Using Fundrise. The biggest benefit is diversification and "passive" reinvestment. Have not seen a downside yet

My rental hasn't been very successful (no cash flow), but it has been a boon to our taxes. However, my CPA told me this will change as I earn a higher paycheck. Something about these benefits phasing out. Are you guys going to cover anything about taxes and depreciation in the rental class?
