I’d do hardwired door and window sensors, including any interior door I think I might want in an automation, and hook the up to a konnected. io board

I’d also run cat cable to any area I think I might want a camera. Even if you go with a Wi-Fi camera there, you can power it from POE.

And low voltage 4-wire bell cable to every window I case you want powered blinds/curtains

I started over when I bought another house a year ago, still stuck with SmartThings. Hubitat is not quite stable enough or have the features that I need quite yet. I'm happy with my setup. The house is an airbnb so "RBoy's Rental Lock Automator" is a key feature. I wrote up everything here:

The good thing is that starting over lets you build an amazing zigbee/zwave mesh . by just pairing the repeaters first and then going from there.

I would mix zwave and zigbee light switches to ensure a healthy mesh for both.

I would buy Hubitat. When I bought into SmartThings, it was its own startup company. Samsung has been doing its best to run it into the ground for the last five years. They have no idea what they are doing with the software. I'll give them credit that they did improve the SmartThings Zigbee hardware they sell. That is solid. Everything else, from this terrible new app that is somehow STILL worse than the existing classic app after years of wasted development, to failing to market and expand the feature set of SmartThings properly, to botching the migration of users from SmartThings accounts to Samsung accounts. It's all been a debacle. If you can start fresh. I would just avoid them.

More Z-wave, and start out with V3 hub. I migrated from v2 to v3, and I’m happy I did. Seems to be happier on the zigbee side. Less issues with zigbee devices.

I'd start over with Home Assistant. highly recommend it. Just need a $38 usb stick
