Any experts here at keyword management and optimization? Looking for some help. Anyone up for doing a quick and dirty review of my keywords to tell me what I’m doing wrong? . or possibly right! I’m a property manager looking to acquire new clients in two neighborhoods/zip codes in San Diego. Specifically Downtown San Diego and Point Loma. My goal is to target people searching for managment help in the zip code, San Diego city or people searching specifically for managers in my areas. Not sure if my targeting is accurate. I just set it to the specific zip code. In this case 92101. Should i be using mostly exact phrase keywords? If i use “property management” people can search any area within San Diego and i will pull up. Do think that is the best strategy. Thanks in advance!

Can't really tell without looking at the account. You need to neg out all your competitors. Or be willing to spend the $ to see if they convert. If you have a good USP, maybe you can steal competition. But if your budget is limited, neg them out Thankspe "san diego property management" in keywordshitter. com and make a list then type "property management" into keyword shitter and make a phrase list do +BMM also if youre feeling frisky

I'd check out using in market audiences or affinity. Sounds like it could do well on Facebook too

Your approach is mostly correct. but do remember that its not your choice of keywords always. Customer search behavior plays a vital role and assume what people are searching before you decide which terms to be used. Hope you are serving Ads to only San Diego zip codes only

You should have a duplicate of each campaign. One campaign for targeting relevant keywords including locations. E. g. +plumber +san +diego. The other campaign targets San Diego with geographical targeting and targets broad keywords, e. g. +plumber. This way you'll target everyone searching for and in the desired location.

@merrimerriam5503 i just don’t want people all over San Diego county seeing my ads. San Diego is huge i just woke a small area of it.

@significative Do what he said. Campaign 1 1. Target ZIP code/neighborhood you mainly want to advertise to 2. Put in the words your buyers use when searching for stuff Maybe even use some broad as well to catch some unique ways people search. Volume is gonna be small so you're gonna have to be creative 3. Either neg out competitors or just write really good ads that can steal business away Campaign 2 Same as campaign 1 but target the county or state. Then modify keywords to add the neighborhood name Just have a good USP and offer and run ads to the right traffic and you will get phone calls
