I have good friend who’s a loan officer for real estate. I know he could use google ads for his businesses. Basically, his customers know they want a home and they know they need a real estate agent, however, they don’t know they need a loan for their house and in turn means they do t know all the hundreds of loans options they have to financing their home. So I know it best to build out landing pages with that data, create great CTA, and get them calling us or giving us their information. My question is we could use social media, however, would using a search campaign be the best approach for google ads? What are some tips and ideas to start testing campaigns. Budget is TBD but willing to invest more than enough to test, test, test. Let me know in the comments or message me if you would like to chat about google ads and landing pages. Thanks,

For that kind of stuff a YouTube video “home buying guide for [inset city or town] an video for (town name) first time home buyers guide along with a blog on home buying in the town’s name will have them killing it when it comes to traffic, especially if you can get it to rank for the town name and house or home. YouTube and blogs do better than most ads simply because people are actively looking for advice on buying homes. If you’re near a military base or large business make a Facebook spouse group for that area and hand out some free crap every once in a while. Also affiliate commissions for realtors but they should already be doing that.

My wife’s friend does that and got some sort of diamond award for the most home loans or whatever it’s called. No radio ads, newspaper or anything. Just a blog, YouTube videos on buying houses and a Facebook group

She has some Air Force Key spouse thing where they go eat breakfast and talk about stuff once per month and hands out dumb stuff like keychains and gets a slide for a park or collects things for kids in hospitals or other small volunteer stuff.

They have things down to a science. Basically anyone that moves in gets a welcome package with free meals at restaurants, some discount for utilities and a guide to the local area. It’s pretty streamlined. Everyone that’s in the loop makes out pretty well right down to small restaurants that nobody would go to and lawn care services. They even get one free oil change and tire rotation at a local shop and haircuts

Paid search will typically have the best ROI of any paid channel. You'll want to focus on longer tail keywords, and keep your geo targeting narrow

Set expectations about the length of the sales cycle. Often realtors will spend money getting leads and have the unrealistic expectation that these leads will close way quicker than their normal leads.
