I need some marketing advice. One of my clients wants me to help him sell his 500 acre land in Virginia. I suggested a website for capturing leads, email marketing and high quality pictures + videos using drones for running video ads. What do you think will be the right way to go. Strategies?

Facebook ads would probably be better than SEO in this scenario.

@cabin It can be used by developers or anyone to build a villa or something livable. Has a lake and a lot of greenery around.

There are specific websites for specialty properties, do a search for farms and ranches for sale and see what you find, also try FB, there are tons of FSBO groups and others.

What you need is a cult who will use the land for their most hardened followers - have you called Russell Bunson? Seriously though the way to maximise the value is to sell lottery tickets where winner takes all. Maybe best to split into 3-4 sub lots and ramp up the hype with each winner

Make sure he is listed on landandfarm. com and similar sites. I'm sort of surprised at how many agents don't understand selling large acre properties and try to sell it like a house in town. But seriously, how do you plan to ramp up faster and out perform a real estate agent that has already been in the niche and working for potentially years?

@hugh4 Gerencser Thanks for the tip. The realtor is a Noob (I am guessing), I will be talking to him tomorrow. I do have a strategy in mind and some helpful tips from the members. Will share the overall experience, once the dust settles.

Facebook ads are worthless - I would put up dozens (hundreds) of realtor type signs "500 acres for sale - visit 500acresforsale. com" that will be quality traffic - I used this technique when I was pushing a cook county (Illinois) judge with a low campaign budget - very effective

YouTube ads too targeted to developers, general contractors, people with high income. Same on FB. Video and get it ranked . Most people will go to the main aggregators. Depending on the demographics, the realtor needs to figure out the highest and best use, if it’s development, then he/she can contact some of the large national developers too

No reason to have a complete website unless you’re going to partial it out. Property investors are conditioned to look at listing sites like realtor(com) Zillow (com) land and ranch (com) etc. I’d go with the tried and true here.
