@icy201 I’d like to look into targeting sellers and buyers for a client (close friend). Specifically foreclosures, old rentals, expired listings, etc. Had a couple ideas - run some type of drip on the MLS site looking at expired listings(sellers) and sold properties (buyers), or go into court records and look into evictions (is that do able? ) and making offers on the HUD (housing and urban development) database. Again, pretty new to this and just looking into it for a friend, would love to hear opinions.

I agree you can target sellers that are in pre foreclosures (foreclosures are too late) and vacant old rentals (not sure if you can target evicted but you can do vacant). MLS hasn’t performed too well for as far as conversions, although it’s easy to find a FSBO or expired listing. really depends on your budget and goals on which marketing channels you should use. Higher budget = more qualified leads & higher conversion rate Lower budget = more manual effort needed & volume of leads to sift through Also the geographic market is a factor. We have leads in San Diego that cost 3-4x our leads in Detroit.

We have done a lot in Chicago. The hard part about the Chicago market is that each neighborhood is so diverse. So your location targeting within Chicago is really important. Make sure to ask for specifics on your buddy’s investing strategy. If they like war zone areas to rehab or if they want to steer clear of those areas.

@unnatural57419 oh and one advanced strategy like you asked about  would be to upload their previous leads from the last 6 months as a custom audience into FB and use it to make a lookalike from.
