I’m running ADs for a specific niche. The client is looking for individuals who want to sell their home quickly. I’ve been using keywords such as cash for +homes and companies that buy +homes for cash I’ve been getting irrelevant traffic and I do have negative keywords. Is there a better way to use the keyword intent searches? I’ve tried phrase and and exact, but due to low volume of searches in the local area, it basically didn’t show the AD. Thoughts for improvement?

Put a + in front of every word : +cash +for +homes ir use phrase

Utilize detailed demographics and in market audiences for targeting

If phrase isn't returning enough volume, then BMM would help with that. The flip side is the traffic will not all match the intent you want.

Grab a big KW list from key word planner or keywordshitter. com Remove OBVIOUSLY shitty keywords - leave all kws from great to good to questionable. Develop neg list of OBVIOUS negatives (jobs, careers) Run all match types (b, +b, p, e) with appropriate bids Adjust bids, add negative and positive keywords, pause keywords, monitor search terms until the search terms look great Oh - and make sure you're making $ lol If it's low volume you're going to be forced to use broad/+bmm I'm a big fan of broad these days - just make sure you're not putting broad: house But use shit like: need to sell my house fast need to sell house asap Etc. At least 2-3 words min for broad match - 4 or more if you can
