Is a raspberry pi 3 b+ sufficient for running home assistant. I have a 3 b regular and a 3b+. Currently using the 3 b+ for pi hole but will swap them around if needed. My setup is pretty small currently 3 light bulbs, 3 Google minis, 1 Google audio, 2 alexas and a nest thermostat. Looking at adding some light switches next. Do they have them that will control a fan and lights seperately?

It’s definitely sufficient. You’ll start to see degradation if you start running a lot of additional services like an MQTT broker, DHCP and DNS.

With as cheap as they are, why not grab the latest and greatest to future proof things for a while?
